  • Most Tucson realtors will provide the age of the unit (typically lasting 12–15 years in this climate) and can often request a 12-month utility history from Tucson Electric Power (TEP) to show the seasonal spikes in June and July.

 

Sellers often perform a “roof tune-up” before listing, which includes a professional inspection and minor repairs. Buyers should look for a 2-year roof certification, which is a common standard in Tucson transactions to ensure the roof is watertight.

While roof-mounted ducts are common, they are less energy-efficient because they are exposed to direct sunlight all day. If the ducts are on the roof, the answer usually involves ensuring they are properly insulated and coated with reflective white elastomeric paint to minimize heat gain.

Most homes within the city limits are serviced by Tucson Water, which has a robust 100-year assured water supply designation. However, for homes on private or shared wells, the answer involves a “well productivity test” and a water quality test to ensure the well isn’t running dry and the water is safe to drink.
